What to Expect During the Home Selling Process
Thank you for trusting me to help you sell your home! Below is an overview of what to expect throughout the listing process.
Phase 1: Initial Consultation
We'll discuss your goals, timeline, pricing expectations, and review the selling process. I'll also answer any questions you have and begin gathering important information about your home.
Phase 2: Property Information & Documents
You'll complete this questionnaire below and provide any available documents, such as your survey, insurance information, warranties, and other property details. This helps ensure your listing is accurate and complete.
Phase 3: Pricing & Market Analysis
We’ll prepare a final Comparative Market Analysis (CMA) by reviewing recent sales, current listings, and market trends to recommend a competitive listing price.
Phase 4: Preparing Your Home
We'll walk the property and identify any recommended cleaning, repairs, staging, or touch-ups that can help your home make the best first impression.
Phase 5: Professional Marketing
I'll schedule professional photograph, and create compelling marketing materials. Your home will then be listed on the MLS and promoted across multiple marketing platforms.
Phase 6: Showings & Buyer Interest
We'll coordinate showings around your schedule, review buyer feedback, and monitor activity while marketing your home.
Phase 7: Offers & Negotiation
When offers are received, I'll help you evaluate each one, explain the terms, negotiate on your behalf, and work to secure the best overall outcome.
Phase 8: Under Contract
Once an offer is accepted, I'll guide you through the inspection, appraisal, title process, and any negotiations that arise before closing
Phase 9: Closing
We'll review your final closing documents, coordinate with the title company, and prepare for closing day. Once the transaction is complete, ownership transfers to the buyer and you'll receive your sale proceeds (less any loan payoff and closing costs).

Once information is received, we’ll generate a final Comparative Market Analysis (CMA), Complete the Listing Agreement, and begin the next phases for marketing your home for sale.
